Building inspection · Visual RGB

From raw images to a prioritised maintenance plan

A systematic drone inspection of an older standing-seam metal roof. The images were converted into numbered observations, technical assessments and an action plan with clear timeframes.

  1. 01

    The requirements

The client needed to understand the roof's actual maintenance needs and obtain useful information for budgeting and procurement — without starting with extensive physical roof access.

  2. 02

    The execution

Roof slopes, seams, valleys, eaves, penetrations and roof safety equipment were systematically documented. Every relevant observation was located, given a reference and classified by priority.

  3. 03

    The deliverables

A 19-page condition report with an overall assessment, observation map, seven separate inspection areas, recommended actions and a complete photographic appendix.

Summary assessment

Significant maintenance needs — no clear urgent structural damage

The metal roof structure appeared intact, but the coating system had reached the end of its technical service life. The report gave the client a clear next step: plan cleaning, corrosion protection and repainting before deterioration leads to more extensive corrosion damage.

Detail of deteriorated paint coating on the metal roof
OBS-01 · Coating system
OBS-01High priority

Severely deteriorated coating system

Observation
Extensive paint flaking and chalking across large parts of the roof. Several roof slopes lacked an effective protective coating.
Assessment
The surface coating was assessed as being at the end of its service life. Without action, the risk of accelerated corrosion and more costly future refurbishment increases.
Recommendation
Plan cleaning, removal of loose paint, corrosion protection, priming and complete repainting.
Detail of local corrosion on the metal roof
OBS-02 · Corrosion
OBS-02Medium priority

Local corrosion

Observation
Local discolouration and surface rust were present on several roof areas where the coating had deteriorated.
Assessment
No clear corrosion perforation was identified in the images, but the corrosion needs to be addressed during upcoming maintenance.
Recommendation
Clean and locally treat rusted areas before repainting the entire roof.
Valley and roof junction on the metal roof
OBS-06 · Valleys
OBS-06Medium priority

Valleys and roof junctions

Observation
The surface coating was also clearly deteriorated in critical drainage valleys and roof intersections.
Assessment
No clearly open defects were visible, but the area was prioritised because potential consequential damage could be extensive.
Recommendation
Check overlaps, treat rust and prioritise valleys during an on-site inspection.
